What is Rent-to-Rent?

Rent-to-rent (also known as guaranteed rent or commercial letting) is a model where a letting agent — in this case Delafonte Property Services — leases a property directly from a landlord and takes full management responsibility.

The landlord receives a fixed monthly payment for the duration of the lease, regardless of whether the property is occupied. Delafonte then sublets the property to local authority-referred residents, providing temporary, exempt, or supported accommodation placements.

This creates a three-way benefit: landlords get guaranteed, hassle-free income; councils get compliant, well-managed accommodation; and residents get safe, supported housing.

From enquiry to guaranteed rent

Initial Enquiry

You contact us with details about your property. We'll ask a few questions about location, size, and condition to assess suitability.

Property Assessment

We carry out a free, no-obligation property assessment. If the property meets our criteria, we make you a formal rent offer.

Lease Agreement

We sign a commercial lease agreement directly with you — typically 3 to 5 years. This is the point your guaranteed rent begins.

Property Preparation

We bring the property up to the required standard at our cost, ensuring it meets all safety and compliance requirements.

Ongoing Management

We handle all tenancy management, maintenance, and compliance. You simply receive your monthly rent payment.

Lease Renewal or Exit

At the end of the lease term, we either renew or return the property to you in an agreed condition.
